A First-Time Buyer's Guide to Buying Property in Mumbai

From budget honesty to the day of registration — a calm, practical walkthrough of what actually happens when you buy your first home in Mumbai.
Start with budget honesty, not listings
The most common first-step mistake is falling in love with a listing before testing the budget. Work backwards from three numbers: your comfortable down payment, the EMI your monthly cash flow genuinely tolerates, and a buffer for transaction costs that typically add 7–10% on top of the consideration value in Mumbai (stamp duty, registration, GST where applicable, society charges and interiors). Write those numbers down before browsing a single listing.
Choose the micro-market before the flat
In Mumbai, two kilometres can change the price per square foot by 40%. Trade off consciously: commute against carpet area, greenery against retail density, established societies against under-construction amenities. Walk the neighbourhood at the hour you'd actually live in it — morning for schools and light, evening for noise and parking.
Ready vs under-construction
Ready possession removes timeline risk and shows you exactly what you're buying, at a premium. Under-construction offers better pricing and new-building efficiency, but transfers execution risk to you. If you choose under-construction, buy the developer's track record first and the brochure second: visit at least one completed project from the same builder, and check RERA filings for delay history.
The documentation spine
Whichever property you shortlist, these documents decide everything:
- Title chain — 30 years ideally; unbroken, registered, and matching the seller's identity
- Encumbrance certificate — confirming no unresolved loans or liens
